I've been astounded lately by some listings that sell before I even get a chance to send out the "just listed" postcards.  What is making these homes sell so quickly?  You walk in and think you have walked into an art piece.  I know, that sounds like a lot of work and stress.  And it is!  The time you take before marketing it, though could save you time on the market.  "I have time to wait."  Great! But I'm going to ask you to think of the big picture.  Time on the market means the stress continues day in and day out until it is sold.  Cleaning every day before you leave making sure everything is in its place just in case someone wants to show it while you are away. 

The first two weeks on the market are the greatest in impact.  The longer your home is on the market, the fewer showings we'll have which will mean finding that perfect buyer will be less and less likely.  Take the stress off right up front!  If you don't have the "staging" skills, spend a little money to get your home picture perfect.  I have had clients work at break neck speed (Thank you, Robin!) and de-cluttered, cleaned and staged within a week (while I went on vacation) and her home was under contract within the first two weeks.  The contract was full price and little concessions paid.  Why?  Her home sold itself and the buyer wanted it.  "By far the best home we've seen in the area."

A month before that, Tara called me to list her home.  We walk in and it was truly amazing!  Everything was perfect!  So much so that I had to ask if the home always looked like that or if this was just for us.  "Always" was her response.  For her, this was as natural as dropping my purse when I walk through the door is for me.  Though we had an offer in the first week, we were on the market for 12 days.
